Indonesia has introduced its much-anticipated Golden Visa program, with the inaugural visa now issued. This initiative is designed to attract foreign investment and facilitate residency in desirable locations, such as Bali.

The Golden Visa, unveiled in late 2023 by Indonesia’s Director General of Immigration, Silmy Karim, targets investors, high-net-worth individuals, and entrepreneurs who wish to live and work in Indonesia for periods ranging from 5 to 10 years. On July 25th, President Joko Widodo presented the first visa to Shin Tae-Yong, the South Korean coach of Indonesia’s national football team, during a ceremony in Jakarta.

President Widodo underscored the necessity of bringing in global talent to enhance Indonesia's growth, stressing the importance of selecting high-caliber applicants who will contribute positively to the nation. He emphasized that the program is intended to deliver national benefits without compromising security.

The new visa scheme has generated significant interest, with 300 applications already submitted. President Widodo officially launched the Golden Visa, encouraging global citizens to invest and work in Indonesia.

Minister of Law and Human Rights Yasonna Laoly expressed confidence in the policy’s potential to stimulate business and investment, noting that it provides comfort and assurance for investors. The Golden Visa is available to high-net-worth investors and individuals recognized as 'Global Talent' by the Indonesian government, who can apply either by invitation or through collaboration with the government.

The Directorate General of Immigration explained that the Golden Visa aims to drive economic growth, diversify investment, and create opportunities for entrepreneurs and global talent in Indonesia. The program is inclusive, offering benefits to the Indonesian diaspora, property owners, the elderly, world talents, and company representatives establishing branches in Indonesia.

Applicants can pursue various routes for the Golden Visa, including individual or corporate investment, and purchasing government bonds or company stocks. Individual investors must commit USD 2.5 million for a five-year visa or USD 5 million for a ten-year visa. Corporate investors are required to invest USD 25 million, which grants a five-year visa for their directors and commissioners.

Real Estate Investment Opportunities in Bali

The Golden Visa program unlocks exciting real estate investment prospects in Bali, one of Indonesia’s premier destinations. With its breathtaking landscapes, rich culture, and thriving tourism industry, Bali is an ideal location for property investment.

Foreign investors can now benefit from the Golden Visa, which simplifies the acquisition and management of real estate. This policy has made it more accessible for international buyers to purchase properties in Bali, including luxurious villas, beachfront homes, and commercial properties.

Investing in Bali real estate is particularly attractive due to the island’s booming tourism sector, which promises high rental yields and strong capital appreciation. Investors can explore a wide range of options, from modern apartments in lively tourist areas to tranquil villas in quieter parts of the island.

The Golden Visa offers long-term residency, allowing investors to personally manage their properties or employ professional property management services. This added flexibility enhances the appeal of Bali real estate, making it a lucrative option for global investors.

Additionally, Bali’s real estate market is experiencing growth, driven by increasing demand from both tourists and expatriates seeking a tropical paradise to call home. The introduction of the Golden Visa is expected to further boost this demand, as more investors recognize the potential for high returns in Bali’s property market.

In summary, the Golden Visa not only simplifies residency for foreign investors but also opens substantial opportunities for real estate investment in Bali. Whether aiming for rental income or personal use, investors now have a streamlined pathway to owning a piece of this island paradise.
